Plans Submitted for New Community at Queslett Road, Walsall

17 June 2026

Walton Homes, in partnership with IM Land (part of IM Properties), has submitted an outline planning application for a new residential community of up to 850 homes at Queslett Road in Walsall. The proposed development will deliver a thoughtfully planned neighbourhood, combining new homes with a range of community and lifestyle benefits. Plans include land for a new primary school and nursery, alongside green infrastructure, open spaces, and active travel routes designed to support modern living.

A Collaborative Approach to Community Development

Walton Homes is working closely with IM Land to bring forward this significant scheme, combining expertise in land, planning and delivery from the outset. Amy Summerton, Managing Director at Walton Homes, commented:
“We are pleased to be collaborating with IM Land on proposals that bring together land, planning and delivery from the outset. With their strong track record for unlocking complex sites, alongside Walton Homes’ reputation for delivering high-quality new homes, we’re excited to help bring forward a scheme that will provide much-needed housing and community infrastructure. ”Ian Deverell, Senior Land and Planning Manager at IM Land, added:
“This is one of our largest applications to date and a great example of how we can collaborate with housebuilders to deliver a well-planned, sustainable new community.”

A Well-Connected Location

The 42-hectare site is located close to Streetly, Sutton Coldfield and Pheasey, offering residents excellent access to local amenities, schools and public transport links. The area benefits from direct connections to Birmingham city centre, as well as surrounding towns including Walsall and Sutton Coldfield.

Designed for Modern Living

The proposals focus on creating a landscape-led, inclusive community with a strong emphasis on wellbeing and sustainability. Plans include:

The design has been shaped through ongoing engagement with local stakeholders and residents, ensuring the development reflects the character of the area while meeting future needs.

Delivering New Homes for the Future

Walton Homes will deliver approximately 18% of the homes within the development, working alongside IM Land and other housebuilders to bring the wider scheme forward. This proposal forms part of IM Land’s expanding residential pipeline, which includes plans for over 3,300 new homes across multiple developments, alongside new schools and community infrastructure.

If approved, the Queslett Road development will deliver a sustainable, well-connected community, supporting local growth while providing high-quality new homes for future residents.
