With Summer approaching, the housing market sees more properties come to market which not only means more choice for buyers but also more importantly for those seeking a sale of their property an increased number of buyers.  

Forbes UK have reported a staggering 66% increase in property stock across the country since the same period in 2022. In addition, the number of new sales being agreed is also 6% higher compared to pre-covid 2019, and is now in line with the five-year average. 

So take advantage of this selling market early so that you are in a proceedable position to pursue your new home purchase. 

To help you start your journey we have listed below some top tips to make your home more sellable so that your home stands out amongst a crowded market: 

Invest in excellent photography 

The last few years saw a shift in the way in which buyers purchase a property with even more emphasis on the initial digital brochure and listings. With this in mind visual cues are key to attracting potential purchasers attention. Simple shots that show your property in an accurate way are key to high levels of enquiries but make sure the photos are light and bright so that your home looks inviting (even if it is through a visual front door!). 

Feel confident to host viewings 

Whilst many agents offer viewing services, you are able to conduct your own viewings and who better to discuss the property than yourself who has enjoyed living in the property and has great local knowledge.  

Timing is key 

Ensure that viewings are held at the best time of day to showcase your property at its finest. You might select a time where the light is perfect, the traffic is quiet. Timing with regards to the seasons is also equally important, Spring and Summer are great if you have outdoor space taking advantage of the plants being in bloom and the sunshine shining. If you happen to be selling a family home close to schools you might want to time your sale in line with the school term. 

De-clutter your home and present it right 

This key step is such an important one and applies to both the internal and external of your home. Clear all rubbish and clutter so that the potential purchasers can actually see the space that they are looking to buy, and you will be surprised by how much bigger the space will feel after a clear out. By simply taking your more personal effects from the space can allow them to truly envision themselves living in the space. Give the windows a clean, if you live in a quiet area open the windows for a fresh feel. Simple touches can make all the difference, smells like fresh bread, candles and coffee are amongst the best ways to make a home feel homely.  

Get your paperwork ready in advance 

If you are seeking a hassle free and organised sale, they key is getting ahead and obtaining all of your relevant certificates, warranties and epc registers before you even go on the market. With a high number of sales collapsing as a result of delays, so make sure yours isn’t one of them! 

Find the right agent 

This is such an important step and with plenty of choice of estate agents you don’t have to rush into making a decision. Do your homework, as there are plenty of websites that help you gauge an idea of the value of our home but we would always suggest approaching three agents to value your home. You might get very varied valuations, the important thing is to be realistic and once on the market opt for regular correspondence with the agent and act accordingly. If you have negative feedback take it on board and if you haven’t had much interest perhaps a reduction in price is all it needs to get offers received.
