“Help to Buy” Launched at Evergreens, Kingsbury

7th November 2013

Local housebuilder, Walton Homes, is proving its commitment to helping househunters move up the property ladder by launching the Government scheme, Help to Buy, at its exclusive Evergreens development in Kingsbury.

Just two homes remain for sale at the intimate development, which is set in an attractive semi-rural location outside Kingsbury Village. Emphasising the individuality of the development, both properties are personalised with their own name, Orchard House and Hilton House.

Help to Buy has been launched at Evergreens as figures from Lloyds TSB reveal that the average age of a home-mover trading up to a larger family home has risen past 40, as many would-be househunters remain trapped in properties which they purchased as first time buyers, unable to raise the large deposits required.

The remaining properties at Evergreens are priced at £350,000 (or £280,000 under Help to Buy) for a spacious four bedroom property and £395,000 (£316,000 under Help to Buy) for an executive five bedroom house. Both properties are available under Help to Buy, under which purchasers require a deposit of just five per cent.

Helen Rollason, sales manager at Walton Homes said: “The new homes at Evergreens are the sort of properties that families can really settle in – both the ‘Hilton’ and the ‘Orchard’ properties are new house designs for Walton Homes, and offer the space and flexibility required for a growing family, from young children, right through to young adults!

“Many people associate Help to Buy with first time buyers and starter homes, but the scheme encompasses so much more than that, being available to second-steppers and growing families on all homes, with a deposit of just five per cent.

“Under Help to Buy, people wishing to upsize to a larger property could own a substantial five bedroom family home at Evergreens with a deposit of less than £20,000 – a proportion of which may even be covered by the equity in their existing property. I’d strongly advise anyone looking for a new family home in Kingsbury and the surrounding area to visit our sales team, who will be only too happy to explain the scheme in more detail.”

Help to Buy gives people struggling to raise a large deposit the opportunity to purchase a new home with a deposit of just five per cent. Under the scheme, the Government will lend up to 20 per cent of the value of the property through an equity loan. The purchaser will have to pay just 80 per cent of the cost of the property – made up of a 75 per cent mortgage and five per cent deposit – but will still own 100 per cent of their home.

Thoughtfully designed with families in mind, both houses boast large living areas, including a separate formal living room and dining room, which can be adapted into a play area or family room according to individual need. Each property comes with large double bedrooms with lots of storage space, including fitted wardrobes in the majority – not to mention that two of the bedrooms come with a contemporary en-suite bathroom in addition to the family bathroom.

Typical of Walton Homes, both properties come with high-quality fixtures and fittings, including stylish Symphony kitchens complete with an integrated range cooker and contemporary bathrooms with Porcelanosa sanitary ware.

Evergreens is conveniently located in the heart of Kingsbury village and benefits from good road links to Tamworth, Lichfield and Coventry, which is just 15 minutes’ drive away. The development is also situated close to the A4097 Kingsbury Road, providing easy access to the M6 toll road and the M42 travelling south to the M1.
